Lower Mission Townhome for Sale: Green Square Unit 103, Kelowna

If you have been hunting for a Lower Mission townhome for sale that nobody has ever lived in, this is the one I would walk you through first. Unit 103 at 3642 Mission Springs Drive is my listing at Green Square Vert in Kelowna: three bedrooms, three bathrooms, 1,403 sq ft over three levels, and the park directly in front of the door. It is listed at $722,000 plus GST, and Gyro Beach is two blocks away.

Here's the thing about this home. It is not a condo with a balcony pretending to be a house. It is a ground oriented, three level townhome with its own front door, its own covered porch, a fenced patio with turf, and two stalls in the parkade. Built in 2022 and never lived in. Let me break it down.

Why this Lower Mission townhome is different

The thing buyers keep telling me is that they want space without giving up the Lower Mission. Usually that means a resale townhome with somebody else's wear on it, or a condo where the only yard is a balcony. Unit 103 skips both problems.

Brand new, without the presale wait

This is 2022 construction that has never been lived in. You get new home finishes and a new home GST situation, but you are not signing a presale and waiting years for a building to go up. The building is done, and you can book a showing and walk it.

Real outdoor space, at ground level

Plenty of strata homes give you one outdoor spot. This one gives you three:

• A fenced patio with turf off the kitchen, with a gas hookup for the BBQ
• A balcony off the main floor
• A covered porch at the front door, looking out to the park

The kitchen has a door straight out to the patio. Dog owners, parents of little kids, anyone who grills more than twice a summer: you already know why that matters.

The park is the front yard

The townhome row sits along the ground with the field directly in front of it and the mountains beyond. You are not looking at another building's parking lot. You are looking at green space. More on what the City has sketched for that park below, because it is a big deal.

Inside the three levels, floor by floor

The layout is the reason this works for real life. Living on the main, sleeping up top, and a flex room on the ground floor.

Ground floor (206 sq ft)

You come in off the covered porch into the foyer and a mudroom, which is exactly where you want the shoes, the bike helmets and the dog leash. Off the entry there is a den or family room, 11' by 8'5". Home office, kids' playroom, guest space, gym. It is a real room, separate from the main living space.

Main floor (553 sq ft)

One open room for living, dining and the kitchen, with nine foot ceilings and big windows over the park. The kitchen measures 14'3" by 11'5" and has quartz counters, flat panel cabinetry, stainless appliances and an island. The living room is 11'10" by 13'11". There is a 3 piece bath on this floor too, so guests are not wandering upstairs. Luxury vinyl plank runs through the main areas.

Top floor (644 sq ft)

All three bedrooms are up here, which is what you want with kids or a roommate situation. The primary is 13'3" by 15'4" with two closets and a 3 piece ensuite with a glass shower. The other two bedrooms share a 4 piece bath, and the laundry, a stacked washer and dryer, is on the same floor as the bedrooms. No hauling baskets down two flights of stairs. Carpet in the bedrooms.

Living at Green Square Vert in the Lower Mission

Green Square Vert is Strata Plan EPS944, with 38 homes in the building and 190 in the Green Square community. Owning the townhome gets you into the shared rooftop patio and fitness room, the community garden plots, secure bike storage, a dog and bike wash and the Modo car share.

The Lower Mission location, and the park at the door

Lower Mission is the part of Kelowna people move here for. Beach, village, wineries, all close. Here are the drive times from the front door, straight from the listing page:

What the City has sketched for Casorso Park

Across Casorso Road, the City of Kelowna put out a preliminary concept for Casorso Park in its fall 2025 public engagement. The concept shows a 55 by 75 metre field, a community garden with raised beds along the north edge a few steps from the townhome row, a play area for ages 5 to 12 next to a toddler play area, a harvest table under a pergola with climbing vines, catenary lights over the seating, washrooms, a 14 stall parking lot, and a long dog area along Mission Springs Drive, directly in front of Green Square.

One honest caveat: the City calls this a concept. It is not approved or funded, any of it can change, and there is no completion date. But the field is already there, and the listing page shows the full concept plan with every feature numbered.

Who this Green Square townhome suits

First time buyers

GST applies to this home. But a first time buyer who qualifies may get the full GST back on a new home under $1,000,000, and $722,000 sits well under that line. Turf patio, a dog and bike wash in the building, the field in front. Pets are allowed with restrictions, so ask me for the bylaws before you fall in love.
