Green Square Kelowna: The Last 2 New Homes in Lower Mission

Green Square Kelowna is down to its final two homes, and I have both of them. After ten phases and 190 homes, two blocks from Gyro Beach in the Lower Mission, the final phase is Green Square Vert, and what's left is one three bedroom townhome from $722,000 plus GST and one top floor penthouse at $1,199,000 plus GST.

If you've been searching for Lower Mission new homes, this is the shortest list you will ever read. Two homes. Then the community is closed out for good.

Both homes are 2022 construction, new and never lived in, with forced air heating, central air conditioning, quartz counters and nine foot ceilings. GST applies to both.

Why the last two homes at Green Square Vert are worth the hype

These aren't presale renderings. Both buildings went up in 2022, the homes are finished, and you can book a showing and stand in them yourself.

The penthouse, 701B

The top floor of 3634 Mission Springs Drive, with Okanagan Lake, the city and the mountains in front of it. 1,777 sq ft on one level, three bedrooms, two baths, and then the part that sells it: over 900 sq ft of tiled deck split across two decks, with a hot tub under a pergola. The outdoor space alone is more than half the size of the interior.

Inside it's engineered hardwood, a linear fireplace and Fisher and Paykel appliances in the kitchen. I go room by room, with every measurement, in my Kelowna penthouse post on 701.

The townhome, 103C

103C is the opposite energy, in the best way. A three level townhome at 3642 Mission Springs Drive with the park directly in front of the door. That's the whole pitch, and it's a good one.

Three bedrooms up, a den on the lower level, luxury vinyl plank on the main floor, and a fenced patio with turf and a gas hookup for the BBQ. Two stalls in the parkade below. I've sold four homes here already

This isn't a project I'm reading about. I've sold four of the developer's homes at Green Square Vert since November 2025:

• 601B, a sixth floor two bedroom in 3634 with a northeast patio and mountain views, sold November 2025
• 102C, the townhome beside 103C, same plan, sold February 2026
• 502C, the largest two bedroom plan in the building, sold April 2026
• 601C, the 3642 penthouse, the same 1,777 sq ft plan as 701B, sold

The Lower Mission location

Green Square sits at 3634 and 3642 Mission Springs Drive in Kelowna's Lower Mission, two blocks from the lake. By car, Gyro Beach is 3 minutes away, Pandosy Village and the H2O Adventure and Fitness Centre are 5, Kelowna General Hospital is 6, downtown is 8 and Cedar Creek Estate Winery is 13.

Out the door is the Mission: Gyro, Rotary and Sarsons beaches along the shoreline, Pandosy Village's restaurants and shops, the H2O Centre, and the Cedar Creek and Tantalus wineries a few minutes south. The park across the street

In fall 2025 the City of Kelowna put a preliminary concept for Casorso Park, the land across Casorso Road, out for public engagement. It sketches a field, play areas, a community garden and a dog area along Mission Springs Drive. It's only a concept: nothing is approved or funded, and there's no completion date. What you get as a Green Square resident

The shared amenities are a big part of the appeal:

• Rooftop patio
• Fitness room
• Courtyard with a sport court and a playground
• Community garden plots
• Secure bike storage, plus a dog and bike wash
• Modo car share on site
• Parkade parking

Who these Lower Mission new homes suit

The townhome, 103C, suits:

• A young family that wants three bedrooms, a den and a park instead of a parking lot out front
• A first time buyer who wants new construction in the Mission instead of a dated resale
• Anyone with a dog who wants a fenced patio and a dog wash in the building (pets are allowed with restrictions)

The penthouse, 701B, suits:

• A couple selling a family home who wants one level living and still wants to entertain outside
• Buyers who want the lake out front and the beach two blocks away
• Anyone who has ever said "I want a hot tub with a view" and meant it

A note on GST. GST applies on both homes because they are new. First time buyers may qualify for the federal GST rebate on a new home, and that can change the math on 103C a lot.
