Kelowna is the centre of the Okanagan: a city of around 150,000 people on the east shore of Okanagan Lake, with the region's airport, hospital, university and most of its jobs. It is also one of the most varied housing markets in British Columbia. Within a fifteen minute drive you can go from a downtown high-rise condo to a 1970s rancher in Rutland, a lakefront estate in the Lower Mission, a hillside build in Kettle Valley or an acreage in Southeast Kelowna.
The city divides into neighbourhoods that each buy and sell differently. Downtown and Kelowna North are condos, walkability and the waterfront. Pandosy and the Lower Mission are the beaches and the most established streets in the city. Upper Mission and Kettle Valley are views and newer family homes. Glenmore, North Glenmore and Wilden sit between downtown and the airport, and Rutland and Black Mountain are where first-time buyers still find a detached home. The University District and McKinley Beach are the newest pieces of the map.
The market in one paragraph, as of October 2026: 2,009 homes are listed for sale in Kelowna on the MLS, the median asking price is $789,900, and 541 of those listings are under $500,000. For what actually sells, the Association of Interior REALTORS' September 2026 package puts the Central Okanagan single family median sale at $965,000 and the condo median at $423,000, with sales running well below the ten year average and homes taking longer to sell. That is a buyer's market in most price bands, and it rewards buyers who are ready and sellers who price to today, not to 2022.
New construction is a bigger share of Kelowna's market than most people realise, and it works differently: deposits, assignment rules, GST, completion dates and the developer's disclosure statement all matter.
