Kelowna Penthouse for Sale: Green Square 701, Lower Mission

If you have been hunting for a Kelowna penthouse for sale that actually feels like a penthouse, this is the one I want you to see. Unit 701 at 3634 Mission Springs Drive sits on the top floor of Green Square Vert in the Lower Mission, with 1,777 sq ft on one level, three bedrooms, two bathrooms and over 900 sq ft outside on two tiled decks. It is listed at $1,199,000 plus GST, it has never been lived in, and there is a hot tub under a pergola looking at Okanagan Lake.

Why this Kelowna penthouse for sale is different

Over 900 sq ft outside, on two decks

This is the headline. You get two tiled decks totalling over 900 sq ft, and one of them has a hot tub under a pergola. Add that to the 1,777 sq ft inside, all on the seventh floor. The page puts it simply: morning coffee on one side, sunset on the other. The second deck sits off the bedrooms, so the main deck is not the only place to get some air.

From up there you are looking at Okanagan Lake, the city and the mountains. It is the kind of outdoor space people usually have to buy a house to get, and here it comes with no yard to mow.

A living room the width of the building

The living, dining and kitchen are one open room that runs the full width of the building, with deck doors on two sides. The living room alone is 24′2″ × 14′11″ and the dining room is 19′11″ × 7′5″. Engineered hardwood underfoot, a linear fireplace on the wall, and the lake out the doors.

A kitchen built to be used

The kitchen is 15′7″ × 13′. High gloss cabinetry runs right to the ceiling, the counters are marble look quartz, and you get a Fisher and Paykel gas range and wall oven with an integrated fridge. The island is long enough to seat the room, which matters when everyone ends up in the kitchen anyway. And they always do.

Never lived in

It was built in 2022 and nobody has ever lived in it. You are the first owner to unpack a box here. That also means GST applies, which I cover below, because it is a real number you should plan for.

Inside the penthouse, room by room

The primary suite

The primary bedroom is 13′1″ × 11′ and has the lake in the window. You walk through a closet with built-ins to a 4-piece ensuite with a double vanity and a black framed glass shower. It is a proper retreat, not an afterthought squeezed off the hallway.

Two more bedrooms

The second bedroom is 13′10″ × 11′9″ and the third is 12′ × 9′8″. Both take the view too. One works as a guest room, the other as an office, a kid's room or a home gym.

The practical stuff people forget to ask about

• A laundry room that is its own room, not a closet
• An in-suite storage room, plus a second storage unit on the floor
• Two assigned stalls in the parkade
• Central air for July

That storage line is a bigger deal than it sounds. Two storage spaces and two parking stalls is what lets a lot of people downsize from a house without renting a storage locker across town. Green Square Vert and the Lower Mission location

Downstairs from the penthouse you share a rooftop patio, a fitness room, a courtyard with a sport court and a playground, garden plots, secure bike storage, a dog and bike wash and a Modo car share on site.

Drive times from the lobby

The building is two blocks from the lake. The listing page puts Gyro Beach 3 minutes away by car, Pandosy Village and the H2O Adventure and Fitness Centre 5, Kelowna General Hospital 6, downtown 8 and Cedar Creek Estate Winery 13. Beach, the village, the hospital, downtown and a winery, all inside a quarter hour. The park across the road

The listing page also shows the City of Kelowna's fall 2025 concept for the park land across Casorso Road: a field, a community garden, play areas, a pergola and a dog area along Mission Springs Drive, right in front of Green Square. It is a City concept only, with no approval, no funding and no date, but it is worth knowing what has been sketched for the land in front of you.

Who this Lower Mission penthouse suits

I can picture a few buyers walking in here and not wanting to leave.

Downsizers who refuse to give up outdoor space. Selling a house usually means giving up the backyard. Here you keep over 900 sq ft outside, add a hot tub, and lose the lawn and the gutters.

Professionals who want room to work. Three bedrooms on one level means a real office, not a corner of the dining table, and Kelowna General Hospital is six minutes away for anyone working there.

First time buyers at this price point. Yes, really. GST applies, and a first time buyer who qualifies may get part of the GST back on a new home between $1,000,000 and $1,500,000. Talk to me and your accountant about whether that is you.

A couple of things to know up front: the strata allows pets with restrictions, and short term rentals are not allowed. This is a home, not an Airbnb.
