If you've been hunting for West Kelowna lakeview lots for sale and keep finding either no view or no lot, stop scrolling. Rosevale Estates at 1285 Bear Creek Road is fifteen freehold homesites on one private cul-de-sac above Okanagan Lake, and every single one looks over the water to downtown Kelowna. Phase 1 is forty percent sold, which leaves nine.
I introduce buyers to Rosevale, and I'll be straight with you: this is one of my favourite things to show right now. Not a condo. Not a townhome with a sliver of lake between two buildings. Your own piece of the hill, your own plan, your own builder. Let me break it down.

West Kelowna lakeview lots for sale: why Rosevale is different
Here's the thing about view lots on the Westside. Usually you get one of three trade-offs. The view is partial. The lot is tiny. Or you're buying a finished spec home somebody else designed. Rosevale skips all three.
Every lot faces the lake
Fifteen homesites, fifteen lake views. The developer laid the whole Phase 1 across a slope that faces Okanagan Lake, so every lot looks over the water to downtown Kelowna and the mountains. There's no "back row" here. Lot 15 at the entrance and lot 9 at the bottom of the bulb both look out over the water.
Real land, not a postage stamp
The smallest lot in Phase 1 is 8,020 sq ft. The biggest is lot 1, a 25,843 sq ft wedge at the west end with frontage on Bear Creek Road. Lot 2 runs 13,871 sq ft, lot 9 runs 16,760, and the mid row on the north side sits around 8,759 to 9,464 sq ft. That's room for a proper home, a covered deck and a pool in the backyard. Pools, hot tubs and play structures are all allowed in rear yards.
You pick the builder
This is the part that sells me every time. You're not stuck with one builder's plans. You can go with Align West Homes, a family run builder with 35 years of custom homes, or Link Custom Homes, with fifteen years of custom homes in Kelowna. Or bring any builder and any designer you want, as long as the plans pass the community's design review. Show homes are planned on lot 14 by Align West and lot 11 by Link.
Freehold, with the annoying stuff handled
You own your land. The bare land strata covers the shared stuff: the private road, the landscaping and snow removal, plus garbage and recycling, pest control, strata management and a contingency fund. All for about $185 a month, estimated from the interim budget. My breakdown of strata fees in BC explains what that money normally buys you.
Built FireSmart from day one
Real talk for a second. Anyone buying on a Westside hillside asks about wildfire. Rosevale is being developed as a FireSmart community, and it's written into the rules, not a brochure line. Every home gets a 1.5 metre non-combustible zone around the structure. At least 85 percent of the plantings come from the FireSmart list. No cedars, junipers, pines, spruce or firs. Roofs are fire rated, entry doors are fire rated, and the siding has to be fire resistant. That protects your home and every home around it.
How buying a Rosevale homesite works
Three steps. Simple as that.
- Pick your homesite. All fifteen have the lake view. The slope decides the home type: rancher, walk-out or walk-up.
- Pick your home. A preferred builder's plan customized to your lot, or a custom design of your own. Every home goes through design review, and the review answers inside 15 working days.
- Pick your builder. Align West Homes, Link Custom Homes, or your own. Building starts within 18 months of completing on the lot and finishes within 18 months of starting.
There's a $30,000 compliance deposit at completion, refunded in full or in part after the final inspection and the occupancy permit. Utility mains are brought to each lot line, and connection fees may apply, so we confirm the servicing approach with the developer before you commit. What the homes will look like
The design guidelines set the style as Modern Mountain, in two forms: Mountain Contemporary and Okanagan Contemporary. Picture flat and low pitched roofs in stone, wood and glass, stepped down the slope in tiers.
A few rules I actually like, because they protect what you're paying for:
- Views are protected. Homes step with the slope, and neighbours' view corridors are protected through design review.
- No copy and paste. No adjacent home may repeat an elevation.
- Real materials. At least two approved wall materials from stone, fire resistant wood look siding, glass, matte black metal and brick. No vinyl or aluminum siding, no faux stone.
- Glass. Slim black or dark bronze frames, with floor to ceiling glass encouraged. You're buying the view, so this matters.
- Quiet colours. Warm neutrals in matte finishes, accents in black or dark bronze.
- Outdoor living. Covered decks and terraced patios encouraged, gas fire pits only.
- Solar out back. Solar panels go on the rear roof.
The renderings on the Rosevale Estates page are an artist's conception, so treat them as a reference, not a drawing. But the stepped rows of homes with downtown Kelowna and the bridge across the water? That's the whole pitch in one picture.
The location: Rose Valley, above Okanagan Lake
Rosevale is named after Rose Valley Regional Park up the road, and the location is honestly the best part. Parks up the hill, beaches down at the water. Here are the times by road from the site:
- Rose Valley Regional Park: 4 minutes
- Raymer Bay Regional Park, the beach: 6 minutes
- Mar Jok Elementary: 6 minutes
- Bear Creek Provincial Park: 9 minutes
- West Kelowna Town Centre: 10 minutes
- Downtown Kelowna: 12 minutes
- Kelowna General Hospital: 12 minutes
- Quails' Gate and the Westside Wine Trail: 13 minutes
- Kelowna International Airport: 29 minutes
Groceries, gyms, restaurants and schools are within about 10 minutes. The McDougall Rim trail is a few minutes up the road, and future phases will add trail access and connections to the nearby parkland.
One honest note: Rosevale sits above the lake, it isn't lakefront. You get the view from your living room and you drive a few minutes to the sand. For a lot of buyers, that's exactly the right trade.

Who Rosevale Estates suits
I'd put Rosevale at the top of the list for:
- Buyers who want a custom home, not a spec home. Your lot, your plan, your builder, with design review keeping the street consistent.
- Families. Mar Jok Elementary is 6 minutes away, the beach at Raymer Bay is 6, and lots this size give kids an actual backyard.
- Downsizers who want a rancher with a view. One storey ranchers are the rule on level and walk-out lots, unless the developer and approving officer agree otherwise.
- People moving from the coast. If you're coming from Vancouver and want land, a lake view and a 12 minute drive to downtown Kelowna, this lines up. My moving to Kelowna from Vancouver post is a good next read.
