- Style
- One approved style, Modern Mountain, in two subcategories: Mountain Contemporary (clean rectilinear forms, extensive glazing, flat or low pitched roofs with deep overhangs) and Okanagan Contemporary (shed or low pitched roofs, rich wood and stone, sliding glass walls). No adjacent home may repeat an elevation.
- Height and views
- Homes step with the slope, which runs about twelve percent west to east. Neighbours' view corridors are protected lot by lot through design review. Only one storey ranchers on level and walk-out lots unless the developer and approving officer agree otherwise.
- Materials
- At least two approved wall materials: natural stone, fire resistant wood look siding, glass, matte black metal, real brick, stucco used with care. No vinyl or aluminum siding, no faux stone, no untreated wood, no large expanses of bare concrete.
- Colour
- Warm neutral base tones in browns, greys, charcoals and taupes, matte finishes, accents in black or dark bronze. No bright or saturated colours.
- Roofs
- Flat, low pitched or shed only, in dark asphalt or dark standing seam metal, all Class A, B or C fire rated. Solar panels on the rear roof, out of the street's view.
- Windows and doors
- Slim contemporary frames in black or dark bronze. Floor to ceiling and wraparound glazing encouraged. Entry doors fire rated in wood, metal or wood and glass.
- Driveways and garages
- Textured concrete, exposed aggregate or pavers at no more than a twelve percent slope. Side entry or recessed garages where the site allows, so the garage never dominates the street.
- Outdoor living
- Covered decks and terraced patios encouraged, glass railings, fire rated decking. Pools, hot tubs and play structures allowed in rear yards, screened from the street. Gas fire pits only.
- FireSmart landscaping
- A 1.5 metre non-combustible zone around every structure, at least 85 percent of plantings from the FireSmart fire resistant list, no cedars, junipers, pines, spruce or firs, drip irrigation on timers. Front lawns capped at 70 percent of the unpaved front yard.
- Fences
- Black metal preferred, glass considered, nothing in the front yard, nothing over two metres. No vinyl, chain link or lattice.
- Timeline
- Construction starts within 18 months of completing on the lot and finishes within 18 months of starting. Plans go to the developer's design review before the City building permit, with an answer inside 15 working days.
- Compliance deposit
- A $30,000 deposit at completion, $10,000 each for architecture, landscape and construction, refunded in full or in part without interest after the final inspection and the City's occupancy permit.
