The walkout basement runs ten foot ceilings, with a rec room onto the covered patio, a fourth bedroom that works as an office, a full bathroom and storage under the stairs.

Phase 1 is 46 homes in 12 buildings. Buildings 1 and 2, on the left, are the eight Redtails you can walk through now, and units 24 to 26 across the road are the first Whiskeyjacks. Phase 2 adds 65 more homes after that, 111 in all.
Tallus builds to sales. The next building starts once four more homes sell, so the community fills in over years rather than all at once.

These photos are from the end of August, when the drywall had just gone up. The homes are well past that today: the kitchens are in, the flooring is down and the painting is done. Paramount Peak sits above the finished streets of Tallus Ridge, with Shannon Lake and the golf course below and the whole valley in front of it. Tallus has built here since 2008 and its last three townhome phases sold out.

The Association of Interior REALTORS publishes benchmark prices for Shannon Lake, the neighbourhood Paramount Peak sits in. A Redtail at $799,999 plus GST lands close to the typical resale townhouse here, brand new instead of lived in, with a double garage and a walkout basement, and roughly $182,500 under the typical detached house on the same streets. Those are published benchmarks, not our estimates.

British Columbia’s newly built home exemption can remove the property transfer tax on a new home up to $1,100,000 when it is your principal residence. On a Redtail that tax would otherwise run around $14,000.
First time buyers may also qualify for the federal GST rebate on a new home under $1,000,000, which could return the full GST on the purchase. Eligibility is yours to confirm with your lawyer or accountant, and Karsen will point you to the right people. Programs exist; whether you qualify is a question for them.
